Whilst not mandatory, building and pest inspections are strongly recommended because they can help uncover possible defects, timber pest activity, safety concerns, and other issues that may not be visible during a standard property viewing.

It's best to arrange your building and pest inspection as soon as possible. Either early in the advertising window if the property is going to auction or immediately after your offer has been accepted or your contract has been signed. Booking early gives you time to review the report, seek further advice if needed, and make informed decisions before auction or important contractual deadlines.

Yes. Our team can arrange access to the property on your behalf. We work directly with the real estate agent, property manager, vendor, or other relevant contact to coordinate inspection access, making the process as simple and hassle-free as possible for you. In most cases, you won't need to organise access yourself. Once your booking is confirmed, our team will handle the access arrangements and keep you updated throughout the process.

Under the Australian Standard, the purpose of a timber pest inspection on a property is to assess the following:

  • evidence of timber pests
  • existence of visually observable damage caused by timber pests
  • susceptibility of the building to timber pests
  • further investigations required.

Timber pests include subterranean and damp-wood termites, borers of seasoned timber and wood decay fungi. Drywood termites (which are extremely rare in Australia) and mould are excluded from a timber pest inspection as are any other non-timber pests like ants or rodents.

Building and pest inspectors use a range of specialised equipment to assist with their visual assessment of a property. This may include moisture meters, thermal imaging cameras, and other industry-specific tools that help identify issues that may not be immediately visible during a standard walkthrough.
